Made-to-Order Fire Door Cost: How to Scope an Accurate Project Quotation
Scope a made-to-order fire door quotation in Bangladesh: rating, opening size, core, hardware, finish, installation and the door schedule your fabricator needs.

Start with a door schedule, not a retail price
A fire door cannot be priced like a sheet of steel. What you buy is a fire door assembly: the leaf, the frame, the hinges, the closer, the latch or panic device, the seals and any vision glass, which together achieved a fire rating in a test. Change one of those parts and both the price and the validity of the rating can change.
That is why two quotations for "a 3 ft by 7 ft fire door" can be tens of thousands of taka apart and both be honest. One may be a 60-minute leaf with a honeycomb core and a basic lock; the other a 120-minute rock wool door with a UL-marked panic device, closer and vision panel. Before comparing numbers, make sure you are comparing the same specification.
Buyers in Bangladesh usually meet three price tiers:
- Imported listed doors sold through distributors and online shops in fixed catalogue sizes.
- Premium imported brands with broader test coverage and higher list prices.
- Locally manufactured doors built to your opening sizes and quoted per project, with test evidence you should verify for the exact configuration you buy.
The factors that drive fire door cost
Every quotation is a combination of the cost drivers below. If a price looks unusually low, one of these lines has usually been downgraded.
| Cost driver | Typical options | Why it moves the price |
|---|---|---|
| Fire rating | 60, 90, 120 or 180 minutes | Higher ratings need a denser core, better seals and a construction proven in a longer test |
| Leaf size | Single or double leaf, heights near 7 ft or 8 ft | More steel and core, heavier hinges and stronger closers |
| Core material | Honeycomb or high-density rock wool | Rock wool costs and weighs more but insulates far better |
| Skin and frame | Cold-rolled mild steel, galvanised steel, stainless steel 304/316 | Stainless steel sheet is much costlier and slower to fabricate |
| Hardware set | Hinges, closer, lock or panic bar, holder, coordinator | Listed hardware is priced per piece and multiplies per leaf |
| Glazing | Solid leaf or fire-rated vision panel | Tested glass, beads and glazing seals add cost |
| Finish | Standard colour or a specific RAL shade | Special colours may need a minimum quantity |
| Quantity and logistics | One door or a full building schedule | Batch production lowers unit cost; distance and site access add cost |
Two drivers deserve extra attention. The first is rating: a 180-minute door is not simply a thicker 60-minute door. It is a different tested construction, and the hardware must also carry an equivalent rating. The second is material. A stainless steel door for a hospital, clean room or cold store — such as the Safety Plus SFD 503 storage and hospital model in SS 304 or 316 — sits at the top of the local price range because the raw sheet costs more and is harder to weld and finish.

Why retail list prices are only a benchmark
Published Bangladesh retail listings provide reference prices for imported fire doors. They are useful as a sanity check when setting a budget or reviewing a quotation.
| Imported door reference | Size | Retail list price |
|---|---|---|
| Asico UL-listed fire door | 3 ft × 7 ft | ৳74,900 |
| Asico UL-listed fire door | 4 ft × 8 ft | ৳89,900 |
| Asico UL-listed fire door | 5 ft × 7 ft | ৳114,900 |
| Asico UL-listed fire door | 6 ft × 7 ft | ৳119,900 |
| NAFFCO fire door | 4 × 8 ft | ৳169,900 |
| NAFFCO fire door | 6 × 7 ft | ৳259,900 |
| NAFFCO fire door | 6 × 8 ft | ৳289,900 |
| NAFFCO fire door (double) | Double leaf | ৳284,900 |
Observed Bangladesh retail prices in Oct 2026 — project/bulk prices differ.
Three lessons come out of this table:
- Price does not scale with area. The 4 ft × 8 ft Asico door costs ৳15,000 more than the 3 ft × 7 ft door, and the 5 ft × 7 ft door a further ৳25,000. Each step reflects the brand's construction, hardware and listing for that size, not a simple rate per square foot, so never extrapolate a price from one size to another.
- Brand and test coverage matter. Two doors of the same nominal 4 × 8 ft size are listed at ৳89,900 and ৳169,900. Ask what rating, test standard, core and hardware each includes before deciding which is better value.
- Check what the listing includes. Confirm whether the price covers the frame, hardware, glazing, delivery and installation, or the leaf and frame only.
Build hardware into every project line item
Hardware is often left out of early budgets and then appears as a variation. Bangladesh retail listings showed the core items separately, which makes it easy to build up a per-leaf allowance.
| Hardware item | Typical quantity | Retail list price | Line total |
|---|---|---|---|
| Panic bar | 1 per leaf on escape doors | ৳2,900 | ৳2,900 |
| UL door closer | 1 per leaf | ৳2,900 | ৳2,900 |
| UL hinge | 4 per leaf (as in the Safety Plus catalogue) | ৳450 | ৳1,800 |
| Magnetic door holder (UL) | Only where doors are held open | ৳2,100 | ৳2,100 |
Observed Bangladesh retail prices in Oct 2026 — project/bulk prices differ.
On these figures, a typical escape-door leaf carries about ৳7,600 of panic bar, closer and hinges, or ৳9,700 if it also needs a magnetic holder released by the fire alarm. A double door roughly doubles the hinge and closer count and usually needs a coordinator and an astragal so the leaves close in the right order.
Hardware is not optional decoration. A missing closer or an unlisted lock can make the whole assembly non-compliant. The fire door hardware guide explains which items must be fire rated, and the fire door hardware category lists what is available.
Imported listed doors vs locally manufactured doors
Price is only one part of the decision between an imported listed door and a door made in Bangladesh. The table summarises the trade-offs buyers usually weigh.
| Factor | Imported listed door | Locally manufactured door |
|---|---|---|
| Test evidence | Third-party listing such as UL; check the label and listing | Local test certificate, for example a BUET test; check it covers your rating and size |
| Sizes | Fixed catalogue sizes | Made to your openings within the tested range |
| Lead time | Depends on stock and import shipments | Depends on factory schedule; no import shipping |
| Customisation | Limited to what the brand offers | Size, colour, vision panel position and hardware prep to order |
| After-sales | Through the distributor | Direct from the factory |
| Price basis | Published list price | Project quotation |
Safety Plus manufactures fire rated doors at its Demra, Dhaka factory. The company catalogue lists fire ratings up to 180 minutes, a 50 mm door thickness, 1.2 mm skins in cold-rolled mild steel or galvanised steel (stainless 304/316 for the hospital and storage model), and honeycomb or high-density rock wool cores. The catalogue cover describes the product as a "BUET certified fire door"; as with any supplier, ask to see the certificate and confirm it matches the rating and configuration you are ordering.

Costs outside the door price
The door is rarely the only cost. These items are frequently missed in comparisons:
- Installation. Fixing the frame with anchor bolts, grouting or filling the frame where the tested design requires it, hanging, adjusting the closer and testing latching.
- Wall preparation. A fire door is only as good as the wall around it. The surrounding wall must have at least the same fire resistance, and the gap between frame and wall must be sealed with a suitable fire-stopping material.
- Transport and handling. A 50 mm steel door with a rock wool core is heavy. Upper-floor delivery without a lift adds labour.
- Signage and labels. "Fire door — keep shut" signs and the permanent rating label on leaf and frame.
- Rework from wrong information. Wrong handing or wrong opening size is the most expensive mistake, because a fire door cannot simply be cut down on site without voiding its rating.
- Maintenance. Closers, seals and panic devices need periodic inspection. See the fire door inspection checklist.
Project quotation input checklist
Suppliers can only price what they are told. A one-line request such as "price for 20 fire doors" will get a rough figure that changes later. Send this information instead:
- Door schedule with a reference number for each door, location, quantity and whether it is single or double leaf.
- Opening size for each door, stating whether it is the structural wall opening, the frame size or the clear opening required.
- Fire rating required by the fire safety plan or consultant, for example 60, 90, 120 or 180 minutes.
- Handing and swing direction, ideally marked on a floor plan.
- Hardware per door: panic bar or lever lock, closer, magnetic holder, coordinator for pairs.
- Glazing: whether a vision panel is needed and roughly where.
- Material and finish: mild steel, galvanised or stainless, and the RAL colour.
- Site conditions: wall type, floor level, lift access and delivery address.
Then ask each supplier to show the test evidence (UL listing, BUET test certificate or other report), to itemise the quote into leaf, frame, hardware and installation, and to state what is excluded. You can send the schedule to Safety Plus through the request a quote page; for a broader purchasing process, the fire safety procurement checklist is a useful companion. Frequently asked questions
How much does a 3 ft × 7 ft fire door cost in Bangladesh?
Bangladesh retail listings showed an Asico UL-listed 3 ft × 7 ft fire door at ৳74,900 (observed Bangladesh retail prices in Oct 2026 — project/bulk prices differ). Locally manufactured doors are quoted per specification, so the price depends on rating, core and hardware.
Does a fire door price usually include the hardware?
Not always. Some listings cover leaf and frame only, while others include hinges, closer and lock. Ask for an itemised quotation so you can see exactly which hardware is included.
Why do two fire doors of the same size have very different prices?
The difference usually comes from rating, test coverage, core material, skin thickness, hardware and brand. Compare the full specification and the test evidence, not just the size.
Is a double fire door priced as two single doors?
No. A pair needs an astragal and usually a coordinator, plus closers and hinges for both leaves. For reference, Bangladesh retail listings showed a NAFFCO double fire door at ৳284,900 (observed Bangladesh retail prices in Oct 2026 — project/bulk prices differ).
Can I save money by fitting a fire door leaf into an existing frame?
Generally no. The fire rating belongs to the tested assembly of leaf, frame, hardware and seals, so mixing an untested frame with a rated leaf can void the rating.
